Don't fail to Plan! Help is Here
Home purchase is the biggest purchase that most anyone can make, yet many don't make a good plan. Here are some things to think about.
Home Needs: You need to know your true housing wants and needs. Not just number of rooms, but what rooms would you like or need? Do you need room for a hobby, for future family or guests? How important is parking spaces and covered Parking? How much do you cook and do you want room for indoor or outdoor entertaining? Do you want room for cooking and/or a sit down area to eat? If you have or will have children, what are their needs? What are the needs and wants of other family members. Do you want and will you take care of a garden or yard? Is a pool really for you? Is it worth the cost of maintenance and will really use it? Take as long as you need to figure this out. Make a list. Then, take more time to figure out what you really NEED versus what you WANT.
Location: Carefully think about what you desire about a location? Are school districts or proximatity to public transportation and travel time to work or family important? Do you want be need parks or recreation areas? Do you need an area to walk, bike or is there something else that you would like to be near? Spend some time as you go throughout you daily activities to consider facilities that you would like to be near.
CREDIT How is your credit? Almost all loan companies require a 62O or better credit score and the better scores will help you get better terms on your loan. Doe that credit need some work? I can help you with that. I can make some recommendations to help you get some more good credit. Lenders like a variety of ratings on your credit report. Landlord and utility ratings can often be an additional source of good credit when added to your credit report. View your credit reports at www.annualcreditreport.com. There you can view reports from all 3 agencies. If there are blemishes on your credit that are not yours, there is a simple checklist process to request review for removal. Some blemishes affect you more than others. I can help you with that making sure that you don't pay off accounts that are too old to count against you or otherwise might not affect you when purchasing a home.. Also, lenders like a variety of credit lincs on you credit ,such as revolving as well fixed credit lines. I can give you many tips that may help improve your score.
FINANCES. Spend time REALLY looking at your finances. Keep in mind that a home requires maintennance and you might want to5. make change and improvements. Will you have the ability to pay for that.
REPRESENTATION: Make sure that you have an agent who represents YOU. In most cases the listing agent represents the sellor or (or sometimes, the seller represents himself}
THE PROCESS: Learn about how the process works, What is in the contract, What to look for and where to look for information? What is in the contract and Paperwork.
SEARCH: Search for the perfect home begins!
